They’re all signs that the roof could be starting to fail.
Left alone, these symptoms may lead to irreversible damage – like rotting timbers that weaken the structure of the roof. Then it’s a ticking time bomb, that could collapse at any moment. Ruining your home and possessions.
You can imagine the cost - and the stress.

Can we repair it…and should we repair it?
There’s a good chance we can repair your roof – hopefully as a long-term fix. But if the damage is more severe, we have to ask you: is it worth it?
For example, an old-style mineral felt roof becomes brittle over time, and starts to break up. And once one part of the roof goes, the rest won’t be far behind. Before long, water will be pouring through to the deck.
When that happens, a short-term repair is delaying the inevitable - like putting a sticking plaster on an open wound.
…One repair would follow another.
…Nothing could be guaranteed.
…So you’d be piling on extra cost, simply to buy time.
We don’t want to see this happen. So when we inspect your roof, we’re going to be brutally honest: telling you what’s in your best interest today, and for the future.
It starts with a free survey
One of our flat roofing experts will take a look at the roof, inside and out. They’ll check the structural deck, insulation and waterproofing layer to find the cause of the problem – then write up a report that sets out your options clearly, in plain English.
If we can repair it, and extend its life for a few years, we’ll tell you so – and give you a timescale for replacement, so you can plan it into your budget.
But if a repair won’t last, replacement is your best option. There’s no point going to extra expense, just to delay things by a month or two.
What gets replaced?
If your flat roof is structurally sound, we can simply add a new waterproofing top layer.
We can do this with PVC Single-Ply, because it’s rigid enough to overlay without losing its shape. And, unlike other waterproofing systems, it expels any moisture that gets trapped below the membrane. Leaving the underside dry, and posing no threat to the roof deck.
This option is ideal for most customers, as it saves a lot of time and expense without compromising on quality or appearance.
If the problem runs deeper though, and the deck is vulnerable, we’ll dismantle the whole roof and rebuild before we add the waterproofing top layer. Hopefully, your roof won’t need this more elaborate option – but we won’t know until we assess it.
