How To Claim Up To £10,000 For Your New Eco-Warm Flat Roof Today
THE GREEN HOMES GRANT is a government scheme to give householders a voucher of £5000 to get energy saving home improvement work done.
Towards the end of August 2020 homeowners in England can apply for vouchers worth up to two thirds of the cost of hiring tradespeople.
IMPORTANT: ALL Work must be completed by TrustMark registered businesses only that have also achieved PAS2030 2017 or higher certification.
Those on lower incomes can apply for a 100% grant up to £10,000.
The vouchers will be issued from the end of September 2020 and will be available until the end of March 2021.
The available measures under the scheme are split into ‘primary’ and ‘secondary’ categories. Households will need to install at least one primary measure to qualify for funding.
- Insulation: Solid wall, cavity wall, under-floor, loft, flat roof, room in roof, park home.
- Low carbon heat: Air source heat pump, ground source heat pump, solar thermal
Top ups are allowed (e.g. additional loft insulation up to the recommended level, solid wall insulation for other walls where a wall has been previously insulated), but replacements are not included.
You must do a primary measure to qualify for secondary measure funding.
So long as there is at least one primary measure in the package of works, households will also be able to install secondary measures.
Secondary measures can only be subsidised up to the amount of subsidy provided for primary measures. For example, if a household receives £1,000 for primary measures, they can only receive a maximum of £1,000 towards secondary measures.
The secondary measures are:
- Draught proofing
- Windows and doors: Double/triple glazing (where replacing single glazing), secondary glazing (in addition to single glazing), upgrading to energy efficient doors (where replacing doors installed prior to 2002).
- Heating controls and insulation: appliance thermostats, hot water tank thermostats, hot water tank insulation, smart heating controls, zone controls, delayed start thermostat, thermostatic radiator valves
For low-carbon heating to be installed, households will need to have adequate insulation (e.g. wall and loft, where applicable). These can be installed as part of a package – they do not have to already be there.
For vouchers up to £5,000, the following can apply:
- All owner-occupied homes (including long-leaseholders, shared ownership)
- Landlords of private rented sector domestic properties
- Landlords of social sector domestic properties (including LA owned homes)
- Park home owners (for residential sites including Gypsy and Traveller sites)
New-build domestic properties and non-domestic properties are not eligible.
For the low-income scheme, only owner-occupied properties and park homes are eligible.
Households receiving income-based or disability benefits would be eligible for a fully funded package of measures.

- Income based Jobseekers allowance (JSA)
- Income based Employment & Support Allowance (ESA)
- Income Support (IS)

IMPORTANT: PLEASE READ THIS BEFORE YOU WASTE YOUR TIME!
As with any new initiative there's a lot of confusion around how everything works - and the Green Homes Grant Scheme is no exception!
It appears many roofing and flat roofing companies are themselves confused, claiming to be approved to supply flat roofing insulation as part of the scheme because they are "TrustMark" registered.
This is NOT the case, every company needs have a number of other important boxes ticked, these are:
- PAS2030 - 2017 or 2019 - Flat Roof Insulation [B5 -2019]
- TrustMark Membership
- Green Homes Grant Installer registration has been approved
- HICS Membership (or similar approved insurance protection)
All of this (especially the PAS 2030 accreditation) requires a level of understanding, as well as significant ongoing financial and time investment, which most flat roofing companies are either not aware of, or will not be willing to make!
Please make sure before you waste your valuable time gathering quotes to submit for your voucher, that any flat roofing companies you ask to help you with applying for the Green Homes Grant understand how the scheme works, and have achieved the required accreditations, and you understand your obligations under the scheme as well (See Customer Terms & Conditions here). It's your responsibility to make sure you are using a properly approved and accredited company.

Without The Right Insulation, Your Flat Roof is
Burning Money – Every Month
Crazy as it sounds, most older flat roofs in the UK have little or no insulation. So every time the heating goes on, heat – and money – disappear through the rooftop!
If your flat roof is in that state, the good news is…we can put it right.
It will take some work, though. It’s not as simple as showing up with rolls of insulation and laying them in the roof. We need to look at the spec first, and take some remedial steps.
So – what type of roof are we looking at?
If it’s an old-style roof that hasn’t been touched for years…
You might have some basic rock wool insulation fitted between the joists. And chances are, there are ventilation gaps to let air flow through the roof.
This is an old method known as a COLD ROOF. It’s designed to blow away the condensation that forms on the structural deck - just like switching on your car’s air-con to blast away mist from the windscreen.
It’s all good in theory. But in practice, it causes more problems than it solves:
…The basic insulation gives very little protection. Heat escapes quickly.
…The ventilation gaps allow cold air to blow downwards, chilling the space below.
…Inside the roof, cold and warm air streams merge and turn to liquid. Condensation follows.
…Most of the condensation gets blown out by the air flow. But some of it clings on, and eats away at the timbers.
…Meanwhile, the roof has become a breeding ground for black mould and spores – a serious health hazard that needs to be treated urgently.
In other words, this outdated insulation method –
• Makes the roof vulnerable
• Raises your heating bills
• And puts your family at risk
That’s far from ideal! So these days, there’s a better way…
The new-style WARM ROOF
A Warm Roof uses solid PIR insulation boards that sit above the roof deck, topped by moisture-tolerant boards. This changes the ‘Dew Point’ where warm and cold air streams merge and turn to liquid.
This way, moisture is isolated before it can reach the deck - meaning condensation can’t form and weaken the structure.
As a result, there’s no need for ventilation gaps. They can be sealed, so there’s no downward draft and no way for warm air to escape.
So - once you convert from a cold to a warm roof, your heating bills will plummet!
What if it’s a newer roof?
Insulation problems are not confined to older roofs. New roofs have their troubles too – if they’re built by amateurs, who won’t take the trouble to install a Warm Roof.
A rogue roofer, for example, will skimp on insulation to save on costs. Often, they’ll leave it out altogether – and tell you it’s a “luxury extra”!
And cowboys, who botch through ignorance, are no better. They’ll leave you with basic rock wool, or sub-standard boarding.
Triggering draughts and condensation…all those problems again.
So what insulation do you need?
Whatever state your roof is in today, the end goal should be an insulated roof that meets the government’s insulation targets.
It makes sound economic sense. And it’s part of a legal requirement if you’re building a new roof - or refurbishing at least 50% of a roof that sits over a living space.
So any work we do for you will comply with Part L of the 2010 Building Regulations: Conservation of Fuel and Power.
There’s a lot of confusion around this, so it deserves an explanation.
The government wants to limit every property’s impact on the environment. So targets are set around “U-Values” – the measurement used to score building materials for energy efficiency.
A low U-Value is good, as it means less energy escapes. So your roof has to meet – or fall below – a target U-Value of between 0.35 and 0.18 for existing flat roofs.
The refurbishment rules state:
- If the roof is already insulated, the target U-Value is 0.18
- If you’re insulating from scratch, the target U-Value is 0.11 [new build extension etc]
- If compliance is a challenge, due to weight loading or height restrictions, the U-Value might be relaxed to a maximum 0.35
You can’t meet these targets with a Cold Roof using traditional rock-wool!
You’d need 120mm to achieve a U-Value of 0.20. So in a typical flat roof, you simply won’t have enough space.
But with a Warm Roof, it’s easy.
PIR boards are high in density. With the right spec and fitting, they’ll achieve a U-Value as low as 0.11, with room to spare in the roof.
